  • The Mandeville and Madisonville areas are booming! This is the fastest growing area in Louisiana and for good reasons: lovely communities, first rate school systems, golf course developments, lots of new construction, some of the loveliest forest land in the South--and all just 24 miles across The Lake Pontchartrain Causeway, a twin span bridge connecting western St. Tammany Parish to Metairie.
  • Lots are generally large and property is available in a wide range of prices.
  • This area offers plenty of new construction choices as well.
  • There is a thriving condo market in the Mandeville area.
  • Located along the lovely Tchefuncte River, Madisonville has old south charm galore! Water sports, lively restaurants and lovely ambience - this is a fun place to live and visit

Fun Facts

  • The town of Mandeville was laid out in 1834 by a developer named Bernard Xavier de Marigny de Mandeville on agricultural land just north of Lake Pontchartrain.
  • It was incorporated in 1840 and became a summer retreat for wealthy New Orleanians.
  • In the mid-1800s, a steam-boat ran regularly between Mandeville and New Orleans.
  • In the early 1900s, bands played on the ships and in the clubs along the lake, making Mandeville one of the first places where jazz was heard outside New Orleans.
  • Two buildings from that early jazz age remain. Ruby's Roadhouse which is still in operation today and the Dew Drop Dance Hall, closed during the Great Depression and reopened in 2000.
  • In 1956, the Lake Pontchartrain Causeway connected Mandeville to Metairie. This lead to robust growth as Mandeville and surrounding areas became a commuter community for New Orleans.
  • Madisonville was founded in 1800 and named Cocquille. In 1810, the town was renamed after James Madison, the fourth President of the United States.
  • In its early years, Madisonville was a port city that provided goods to New Orleans from towns along the North Shore. After the Union captured New Orleans during the Civil War, that trade stopped, and Madisonville's economy was depressed for years after the war.
  • Built in 1838, the Madisonville Lighthouse is on the United States National Register of Historic Places.

A few notes about the pricing data:

  • All the sales information comes from the database of homes listed as sold by the Gulf South Real Estate Information Network.
  • The information is entered by many hundreds of listing agents and brokers, so we consider the data to be generally accurate but do not and cannot guarantee that it is exactly accurate.
  • These charts and tables should be regarded as general guides to trends in Metro New Orleans real estate and not as specific recommendations on the worth of individual homes. Each situation has its own variables, and it pays to have an experienced professional to determine the market value of any property prior to undertaking a transaction.
  • Multi-family homes used in this study contain four or fewer units.
