  • An architectural paradise and a living piece of history, the Garden District is a legendary digest of Americana.
  • Amazing Victorian side hall cottages and ante-bellum mansions stand together in the Garden District. Tall ceilings, wide pine floors, verandahs, victory gardens, winding staircases, ancient oaks - yesterday is alive and well in this outstanding section of old New Orleans!
  • This historic area is rich in condos, affordable and well-located, many on or very near St. Charles Avenue.
  • The prices below reflect both the heart of the Garden District as well as immediately surrounding areas such as the Irish Channel and Lower Garden District.

Fun Facts

  • The heart of the New Orleans Garden District lies between St. Charles Avenue to the north, 1st Street to the east, Magazine Street to the south and Toledano Street to the west.
  • The area was originally developed between 1832 to 1900 and is one of the best preserved collection of historic southern mansions in the United States.
  • The Garden District started out as a number of plantations, later sold off in parcels as the city grew more urban. As a result, there are early 19th century mansions dotted among the later Victorian era gingerbread homes.
  • Many of the original residents were made wealthy during the great prosperity enjoyed by New Orleans in the 1800s. These early New Orleaneans did not want to live in the French Quarter and therefore built their homes upriver from that neighborhood.
  • Commander's Palace, perhaps the most famous restaurant in New Orleans, is in the Garden District. It was founded by Chef Emile Commander in 1880.

A few notes about the pricing data:

  • All the sales information comes from the database of homes listed as sold by the Gulf South Real Estate Information Network.
  • The information is entered by many hundreds of listing agents and brokers, so we consider the data to be generally accurate but do not and cannot guarantee that it is exactly accurate.
  • These charts and tables should be regarded as general guides to trends in Metro New Orleans real estate and not as specific recommendations on the worth of individual homes. Each situation has its own variables, and it pays to have an experienced professional to determine the market value of any property prior to undertaking a transaction.
  • Multi-family homes used in this study contain four or fewer units.
